How to calculate Land Transaction Tax

Land Transaction Tax, usually shortened to LTT, is the property tax paid when buying residential property in Wales. It is calculated in bands, which means each rate only applies to the part of the property price within that band.

6% on the next £175,000 band, applied only to £125,000 here = £7,500

Total LTT = £7,500

Second homes and buy-to-let properties

If you buy an additional residential property in Wales, higher residential rates may apply. These rates are different from the main residential rates.

Example: second home — £350,000

5% on the first £180,000 = £9,000
8.5% on the next £70,000 = £5,950
10% on the remaining £100,000 = £10,000
